What we collect, why, and how to make it stop.

What you give us

Nothing on this site asks for information in order to let you look at it. Every listing, every town page and every agent biography is readable without giving us anything at all.

When you fill in a form on this site, we receive what you typed into it. A valuation request, a question about a listing, a saved search, a job application: in each case that is your name, your email address, your phone number if you gave one, the message you wrote, which agent you asked for if you chose one, and which page you were on when you sent it.

If you tick the consent box, we also store the exact sentence you agreed to and an identifier for its wording, so that what we hold is a copy of what you actually read rather than a copy of whatever the form says later.

What the server records on its own

Ordinary web-server logs: the address of the page requested, the time, the browser string and the network address it came from. These exist so that the site can be kept running and abuse can be stopped, and they are not used to build a profile of you.

Nothing on this site counts your visit. There is no analytics of any kind running today: no Google Analytics, no Google Tag Manager, no Meta pixel, no session recorder, no heatmap tool and no advertising tag. There is no cookie banner to dismiss. No third party receives anything about your reading of these pages, because nothing is sent to one. If we ever do start counting page views, it will be with Plausible, which records the page asked for, the site or search that sent the reader, roughly where in the world they are and whether they are on a phone or a computer. Those are totals, added up across everyone, with no cookie, no advertising identifier and nothing that can follow anybody to another website. Either way, there is no profile of you for us to look up or for anyone else to ask us for.

Cookies

This site sets one cookie, and only for staff: a session cookie created when someone on our team signs in to the administration screens. If you are reading the public site, nothing at all is stored on your device by us. Nothing counts your visit, and the counter described above, if it is ever switched on, sets no cookie either.

Do Not Track, and Global Privacy Control

If your browser sends a Do Not Track header, we do not read it. Do Not Track asks a site to stop following a reader from visit to visit and from site to site, and nothing here does that: there is no counting at all, no cookie, no advertising identifier and no cross-site pixel, so there is nothing for the signal to switch off. If page counting is ever switched on it will be the kind described above, a content blocker that blocks its script will stop it, and we will do nothing to work around one.

Global Privacy Control, the successor signal that several US state laws do require a site to honour, gets the same answer for the same reason: there is no sale or sharing of personal information for it to opt you out of, because we do not sell or share it in the first place. Nothing about your visit is measured, nothing goes to anybody else, and nothing is attached to a person. If that ever changes, this paragraph changes with it in the same release.

Who sees what you send

Your enquiry goes to Lia Carminati, the broker, and to the agent handling it. Nobody else at the brokerage needs it and nobody outside it receives it for their own purposes.

Three companies touch it in passing, each doing one job for us and nothing else with it. Resend delivers our email. Our text messages go through an SMS carrier. WhatsApp, which is Meta, carries a conversation if you start one there, under Meta’s own terms rather than ours. The website and its database run on our hosting provider’s servers in the United States. We do not sell your information, we do not rent it, and we do not trade it with lenders, insurers, moving companies, contractors or other brokerages.

We will hand information to a court or a regulator when we are legally required to, and to the Massachusetts Board of Registration of Real Estate Brokers and Salespersons if it asks in the course of its work. That is not discretionary.

How long we keep it

An enquiry stays in our records while we are working with you and afterwards, because a real estate transaction generates obligations that outlast the closing and because the record of your consent is only useful for as long as it might be questioned. If you want your details removed, ask, and we will remove what we are not required to keep.

Texts, emails, and making them stop

If you agreed to be contacted, that agreement covers calls, texts and email about buying or selling, including by automated dialling and prerecorded voice. It is never a condition of buying or selling anything with us, and we do not treat it as one. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

Every route out is on one page: communication preferences. Replying STOP to any text from us also works immediately, from your phone, without asking us first. The text-message programme itself is described in the SMS terms.

Listing data is not ours

The homes shown on this site come from MLS PIN, and what may be displayed, for how long, and with what attribution is set by MLS PIN’s rules rather than by us. The attribution and the required disclaimer appear at the foot of every page that shows listing data.

Children

This site is for people buying, selling and renting property. We do not ask for information from children and we do not knowingly keep any.

Your rights

Massachusetts gives you the right to see the personal information a business holds about you and to have inaccurate information corrected, and it requires us to protect it and to tell you if it is exposed in a breach. You can ask us what we hold, ask us to fix it, and ask us to delete what we are not obliged to keep. Ask in whichever way is easiest. The address and number below both reach a person.

Security

The site is served over HTTPS. Staff accounts are individual, sessions expire, and the administration screens are not linked from anywhere on the public site. Passwords are stored as hashes, which means we cannot read yours and neither can anyone who reads the database.

If we change what this page says, the changed page is what applies from the day it goes up. If a change narrows what you already agreed to, we ask again.
