What this site is, and what it is not.

This is the website of Be Live In Realty, a real estate brokerage licensed in the Commonwealth of Massachusetts. Broker: Lia Carminati. The office is at 152 Lynnway, Unit J-1, Lynn, MA 01902.

Listing information is a snapshot, not a warranty

The homes on this site come from MLS PIN and from the listing brokers who entered them. Prices change, properties go under agreement, square footage is measured differently by different people, and a room described as a bedroom may not meet your town’s definition of one. Verify anything you are going to rely on, with us, with your attorney, with your inspector, and with the assessor. The required MLS attribution and disclaimer are at the foot of every page.

An estimate is not an appraisal and not an offer

A home valuation from us is our opinion of value, given to help you decide what to do next. It is not an appraisal, it is not a guarantee of what a buyer will pay, and it is not an offer to buy your home. The same goes for the investment and flip calculators on this site: they do arithmetic on numbers you type in. Change an input and the answer changes.

Nothing here is legal, tax, lending or investment advice

We describe how things generally work in this market, including what Massachusetts law requires of landlords and sellers, because it is useful to know before you make an offer. It is not advice about your situation. Statutes are amended, agency and lender programmes change, and a rule that was true when a page was written can be different by the time you read it. Your attorney, your accountant and your lender speak for your deal; we do not.

Fair housing is not negotiable here

We answer questions about schools, commutes, taxes, flood zones and building stock with facts and with sources. We do not answer questions that ask us to characterise the people who live somewhere, and we will not steer you toward or away from a neighbourhood on that basis. What belongs to whom

The text, photography, video and design of this site are ours or licensed to us. Listing content belongs to the brokers who entered it and to MLS PIN, and its redistribution is governed by MLS PIN’s rules rather than by ours. Do not scrape, republish or index this site’s listing data.

Using it in good faith

Do not attempt to break into any part of this site, submit forms automatically, or use our contact channels to send anything you would not want attributed to you. The administration screens are for our staff. Forms carry rate limits and a hidden field that only an automated submitter fills in; a submission that trips either is discarded.

Availability

The site is not guaranteed to be available at every moment, and pages change without notice, prices in particular. If a page and a person disagree, ask the person.

02 · Text messages

The text-message programme, in full.

You are only in this if you ticked the box on a form and gave us a mobile number. There is no other way to be enrolled. We do not add numbers we find, buy or are given by anyone else.

Who is texting you

Be Live In Realty, and the agent working with you. Nobody else, and never on behalf of another company.

What you will get

Answers to what you asked, showing times and confirmations, new listings matching a search you set up, documents that need your signature, and the occasional note about your own transaction.

How often

Message frequency varies. It follows your transaction rather than a schedule: several in a day while an offer is live, none for weeks when nothing is happening.

What it costs

Nothing from us. Message and data rates may apply from your carrier, on your own plan.

To stop

Reply STOP to any message. That ends the texts, and it works from your phone whether or not anyone here reads it.

For help

Reply HELP, or call (617) 460-9893. A person answers either one.

Carriers

Carriers are not liable for delayed or undelivered messages. Not every carrier supports every message type, and delivery is not guaranteed.

Who carries it

Resend delivers our email. An SMS carrier delivers the texts. WhatsApp, which is Meta, carries a conversation if you start one there, under Meta’s terms rather than ours. A message you send us on WhatsApp reaches us through Meta’s systems. Each of them does one job with your details and nothing else, and none of them is given anything to use for their own purposes.

Consent is never a condition

Not of buying, not of selling, not of getting a valuation, and not of being shown a house. Say no to the texts and everything else still works exactly the same.

The wording you agreed to

I agree that Be Live In Realty may contact me about my enquiry and about buying or selling real estate at the phone number and email address I have given here, including by automated technology, an autodialer, and prerecorded or artificial voice, and by SMS text message. Consent is not a condition of purchase. Message and data rates may apply. Message frequency varies. Reply STOP to opt out or HELP for help.
